The „Griesserhaus“ is a very beautiful, manorial and sophisticated property on the sun side of Hinterstoder.
Hinterstoder, located in the southern area of Upper Austria, is an alpine village full of charm and atmosphere being surrounded by the mountains of the „Totes Gebirge“, reaching from 504 to 2.514 m above the see. For more information: www.hinterstoder.at
From the centre of the village the property can be reached within a few minutes of drive, where you are welcomed by a private atmosphere full of quietness and beauty, providing a great view of the surrounding mountains and to Hinterstoder. Without doubt it can be stated, that this property is one of the most beautiful in the whole valley.
The „Griesserhaus“ was built around 1870 by setting 3 building-steps. The owners have undertaken ongoing renovation and adaptation works so that the building is in a solid condition, but the age of the building has to be taken in consideration.
The current owners live in a foreign country and a housekeeper taking care of the property has permanent residence in the ground floor.
The owners do use the “Griesserhaus” as a secondary residence and it can be assumed, that the community of Hinterstoder will agree again to a using as a “secondary residence”. First contacts in this matter have been undertaken.
The first floor of the house is completely furnished and these antique objects will be sold as well (except some exhibits). For these objects, that do perfectly fit to the house and the style of the surrounding area, a price of € 200.000,- has been set as negotiation basis.
The top floor will be sold without furniture, the wooden ceiling and the panelling will remain.
The additional buildings are only developed to a certain extent and are used as a garage and storage.
All 3 buildings needed to have special permit as they are built into the „greenland“ and it is not allowed to change them in the external dimension. The interior fitting does not refer to this restriction.
Due to the size of the property and referring to it in a hunting view (“Jagdeinschluss”), the “Privatstiftung Eulenburg und Hertefeld ́scher Erben” is taking care of the “hunting area”. The whole hunting area is currently let and it has to be discussed with the head of the foundation (Privatstiftung) what can be expected as a rent.
All in all the „Griesserhauss“ belongs to a class of very beautiful and unique object that do come to the market very rarely.
